This specific pocket is known for being a quiet, high-end residential beach enclave rather than a dense neighborhood or town center. Homes here are typically large, modern coastal builds or luxury vacation residences. The immediate area is characterized by: Very close proximity to the Gulf of Mexico with walkable or short-access beach routes A mix of new construction luxury homes and vacation estates, many built for rental income or second-home use A more low-density, private feel compared with busier nearby communities like Seaside or Rosemary Beach Scenic surroundings with dunes, coastal vegetation, and limited commercial development Strong appeal for short-term rentals and seasonal visitors, especially high-end travelers Nearby, you’ll find the more developed 30A communities (like Seaside, Grayton Beach, and Alys Beach) within a short drive or bike ride, offering restaurants, shops, and town-square-style amenities—but Legacy on 30A itself is more residential and secluded.

We get it — travel plans don’t always go as expected. At Rigel Rentals, we’ve made our cancellation policy clear and easy to understand so you know what to expect if something changes. Please take a moment to review the terms below so there are no surprises. • Full refund if cancelled at least 30 days prior to check-in. • 50% refund if cancelled between 30 and 7 days before check-in • Nonrefundable if cancelled within 7 days to check-in.

HOUSE RULES

• 4:00pm Check-In Window - Guests may arrive and access the property starting at this time. • 10:00am Checkout - Guests must depart and leave the property by this time. This will help Management prepare for the next guest(s). • Check-In with Smart Lock - Lock opens with a mobile app or keypad used by guests. • 14 Guest Maximum - The total number of guests allowed to stay at the property, including children. • Child-Friendly - Property is a 3-story house but suitable or safe for children under 12.  • Parties and Events Allowed - Parties and events are allowed at this property but must be announced to Management prior to start and must be conducted during non-quiet hours of neighborhood. • Pets Not Allowed - Any service animal is permitted but any damage will be charged to guest. • ​No Smoking Allowed

• Guest Must Climb Stairs or take the Elevator - 3-Story home with one, Bunk bedroom downstairs and the remaining 4 upstairs. • Wild Animals in Area - Guests should always be diligent for any animals in the area that have been known to roam in the area, depending on season and migration patterns - gray foxes, raccoons, deer, bear, and certain reptiles.

• What are the types of beds included?  There are 4 king-sized bedrooms available and a bunk room with 3 twin-bunk beds. • What is parking like?  You can park cars on the driveway, but there is no parking on the street and no garage use. • What is your cancellation policy?  You can cancel free of charge anytime until 30 days before your arrival.  After that, a partial refund 7-30 days before check-in. • What do the additional fees I'll be paying per stay go toward? Additional fees help offset overall cleaning, trash, amenities, and other conveniences to ensure a great stay. • When is check-in?  Anytime after 4:00 PM • When is check-out?  By 10:00 AM • What is the max number of guests?  14 including children • Are pets allowed?  No - only service animals by law. Please reach out prior to booking for further information. ​• How far is Legacy on 30A from the beach?  Public access is approximately 1,000 feet from the front of the property. • How fast is the internet/Wi-Fi? Legacy on 30A provides blazing-fast 2 Gbps fiber-optic internet with whole-home Wi-Fi coverage, built to handle dozens of devices at once—from streaming and remote work to all the kids’ tablets and gaming gear. • Are bonfires allowed?  Bonfires are allowed on the beach with a permit; bonfires vendors are available. • Is there a golf cart?  Coming Soon. If you need a cart, we're happy to provide a list of local rental companies to reserve a larger golf cart. • How close is Legacy on 30A from shops and restaurants?  Within 5 miles, you’re mainly centered around the western 30A corridor, where dining and small-scale shopping are clustered in beach-town hubs rather than large commercial centers. The closest mixed-use area is Gulf Place, which combines several casual restaurants like Shunk Gulley Oyster Bar and pizza and taco spots with boutique shops, beachwear stores, galleries, and a few convenient services, all within walking distance of the beach access. Just east toward Grayton Beach, you’ll find a smaller collection of local eateries such as Chiringo and Louis Louis alongside a handful of independent boutiques, surf shops, and art galleries that reflect the laid-back coastal style of the area. Blue Mountain Beach, slightly west, adds a quieter mix of cafés like Blue Mountain Creamery plus small specialty shops and rental stores, keeping things very local and low-key rather than commercial. While larger retail destinations like supermarkets and big-box stores are a short drive further inland, this immediate 5-mile zone is mostly defined by walkable beach communities, small shopping villages, and restaurant clusters designed around visitors and second-home residents rather than traditional shopping malls. • Can I make special requests (i.e. baby gate, crib, groceries, etc.)? Depending on the advance notice, special requests can be made upon availability (additional fee(s) may apply).
